Selling your home doesn't have to be a stressful process. When you entrust the sale of your home to a Real Estate Agent, you not only get the benefits of an experienced professional - but you get the added benefit of insuring your home is marketed properly, gets sold in the quickest time possible, for the most money the market will bear and with the least amount of stress on you!

You should never worry about the cost of using a Real Estate Agent. Real Estate Agents work on commission only. If your house does not sell, you do not pay a dime. All cost associated with marketing your property, handling the contract negotiations, etc are including in the Listing agreement.

The steps of listing your home: Find a qualified Real Estate Agent who has experience in listing properties. Make sure they have a good marketing plan.

The Real Estate Agent will prepare for you a Comparative Market Analysis (CMA) A CMA tells you the price of homes that sold in your neighborhood with similar features, what's available in your neighborhood with similar features (your competition), and what has expired (listings that did not sell for one reason or another). This will give you an idea of what to price your home at in order to sell it in the quickest time possible for the most money that the market will bear.

Sign an Exclusive Listing Agreement. An Exclusive Listing Agreement gives the Broker the right to list your property exclusively for a period of time determined by both you and the Real Estate Agent. Only an Exclusive Listing Agreement grants you the right to have your listing placed in the Multiple Listing Service (MLS). The MLS is a database of all listings in your area which other Real Estate Agents access when looking for a property for a buyer.

Let your Real Estate Agent do their job. When they are showing your home, try to be absent, or as inconspicuous as possible. As much as you would like to give your input on the particulars of your home - DON'T. Your opinions and the buyers opinions may or may not be the same. It's better to let the buyer determine for themselves if the home is what they are looking for. If they have any questions, let the Real Estate Agent answer them. Your Real Estate Agent should be told all the particulars of your home beforehand so she can put together a great marketing statement.

Wait patiently for a contract to be delivered. Remember, the sale of your home is a process, and all processes take time and patience to get the best results.
